Orders & Booking
Orders or bookings must be placed through the Concept Studio online platform, via email, or by phone. Concept Studio reserves the right to change or cancel an order due to printing errors, technical problems, delivery issues, force majeure, or similar circumstances.

Concept Studio employs high Internet security standards. We use "cookies and session variables" to store login information as you use the website. We only store the information, which you have typed and submitted in the ordering process. We do not store any other private or sensitive information. If you use a public computer, laptop, or network, it is recommended that you log out of your account after each session online. We may share personal information (excluding credit card and financial information) with collaborating corporations and real estate service providers. Payment terms
Customers must prepay for all services and products before the photo shoot or appointment. All payments must be received at the same time of ordering our products, or services will not be carried out unless other terms have been agreed upon written before the time of ordering. Payment methods include online, Zelle, Wire Transfer, and selected credit/debit cards. A range of Credit cards and Debit cards can be used on the website.
If the payment is made online, Concept Studio will charge your Credit/Debit card at the time of ordering for all charges and services provided unless other terms are agreed to in writing. Your Credit/Debit card may be charged again as necessary after you place an order for extra fees, such as add-on products, travel expenses, and no-show fees. If legal action is required to collect unpaid balances, you agree to compensate Concept Studio for all expenses related to claim unpaid sums, which includes lawyer’s fees and other legal expenditures. Concept Studio may charge a "Temporary Fuel Charge" during times with high gas prices, the charge will be shown inside the ordering flow at the time of ordering, and will also be visible on the Order Confirmation through Email and the Receipt, as well as on the Order Page inside the Client Interface.
Photos, floorplans, and video content will be hosted on our server for six months. After this, you are allowed to renew your hosted images and video content for an extra fee.

Changing or canceling a booking
Changes or cancellations must occur at least 24 hours before the scheduled appointment or a $99 administration fee applies. If a client is late or does not provide access to the property, a waiting time of more than 30 minutes is considered a no-show, incurring a $99 rescheduling fee or the full order amount if no rescheduling occurs.
Concept Studio reserves the right to change or cancel bookings due to unsuitable weather conditions. If this is the case, you will be informed to make arrangements for a new booking.

Right of Cancellation & Complaints
Concept Studio has a non-refund policy, which means payments and orders cannot be refunded for any reason. If the results are not satisfactory, we will work with you to meet your expectations by carrying out product reviews and/or reshooting the property. We will reschedule another session for the same properties, or issue a credit for future orders, which expires after 12 months. Complaints must be filed within three working days of delivery; otherwise, the booking is considered fulfilled. If such a complaint is not filed within 3 working days after product delivery, any additional requests or changes must be placed as a new order. Moreover, Concept Studio does not offer cancellations or refunds on already ordered bookings as we deliver a product that is customized and adapted for each customer and order.

Responsibilities & liability
Concept Studio is not responsible for delays due to uncontrollable events, extreme weather conditions, uncommon traffic or transportation conditions, power failure, system failure, system hacking, force majeure, or other unanticipated events. Weather conditions are not guaranteed, and Concept Studio does not cover disruptions due to weather.
Concept Studio is not responsible for any damage to personal property or artifacts during photoshoots. The client assumes all liability for their property and its use. Concept Studio will not cover claims for compensation as a result of this. By booking our services, you agree that Concept Studio is not liable for any damage to personal artifacts or property and will not cover the cost of this. Concept Studio does not accept any responsibility for how the delivered products are used or applied by the customer. All liability remains with the customer. Concept studio does not hold any responsibility for any pets present or missing pets before, during, or after the appointment. Concept Studio and its independently contracted suppliers (i.e. photographers) are not liable for any negligence, damages, or any wrongdoing on the part of the independent service representative. Independent contractors provide services, and Concept Studio is not liable for negligence or damages on their part. Concept Studio, nor its independently contracted suppliers, is not responsible for damages, delays, or failures in performance resulting from acts or occurrences beyond our reasonable control such as acts of God, weather, or other uncontrollable conditions that prohibit services from being rendered as promised. (Hurricanes, Tornadoes, Earthquakes, Acts of Terrorism, etc.). Concept Studio does not accept responsibility for weather conditions and it can therefore not be guaranteed that it will not rain or snow during a booking. We guarantee Blue Sky on outdoor photos when it is not heavy rain or snowing, but not on indoor photos with a window view. If new outdoor shots are requested following, a booking must be made for a Seasonal Update. Concept Studio cannot guarantee photos taken of amenities and common areas at condominiums and buildings since most condominiums and buildings often have restricted rules concerning photography and video. However, we will attempt to photograph the building, common areas, and amenities.

Limitations of Liability
Concept Studio does not verify the accuracy of floor plans, furnishing, or other elements related to property presentation. In case of disputes, compensation for damages will not exceed the amount paid for Concept Studio's product or service. As a representation of the property, Concept Studio does not decide or authenticate the accuracy or correctness of Floor plans, furnishing colors, furniture placement, or the correctness of any other item regarding the dimensions, scale, actual layout, or color accuracy of the images used to present the property.
Concept Studio does not accept liability for the accuracy or correctness of any of these elements. If for any reason lawsuits occur that cause customers of any Concept Studio product or service to bring lawsuits against Concept Studio, or any of its subsidiaries, affiliates, subcontractors, or employees, it is hereby agreed that the maximum compensation for damages, which could be given to those using Concept Studio visualization services and/or platform would be a total amount not greater than the amount paid to Concept Studio, for its product or service, or its subsidiaries, affiliates, subcontractors or employees any of whom may be acting on Concept Studio behalf. The accuracy and correctness of products delivered by Concept Studio is to be verified by the Customer.

Delivery times
Images and products are typically delivered within 24 to 48 hours on business days (Monday through Friday). Weekend photoshoots result in delivery on the following business day. Please note that the delivery time for each product varies and may take longer. Delivery Times are also subject to external factors as specified in section 7.

Preparation for photography
Customers are responsible for preparing the property before the photoshoot. The photographer cannot assist with moving items or cleaning. When booking is placed, Concept Studio will offer a Preparation Guide.
Should a photographer - during the booking - evaluate that the property is not in an acceptable condition for photography, the customer will be informed, and a new photoshoot appointment will be offered to be made. A rescheduling fee of $99 applies if the property is not ready for photography. If the Customer wishes the session to continue despite this, Concept Studio cannot be held responsible for the outcome of the delivered images.
Photography
Additional charges may be applicable for various circumstances, including but not limited to travel outside our standard service area, parking fees, late arrival, no-shows, or last-minute rescheduling without prior notice. The customer is responsible for ensuring the property's accessibility and readiness for photography. High-resolution photographs are downloadable for up to three months, after which archiving fees may come into effect.

In the event that the delivered photographs are not satisfactory, we are committed to re-shooting the property at no additional cost, as outlined in Article 7. However, should you request supplementary photographs or specialized services such as seasonal adjustments, night shoots, or extra images, additional fees will apply.
When your property is being photographed by Concept Studio, clients bear specific responsibilities: Ensuring unrestricted access to all areas intended for photography, preparing the property to be photo-ready and in a clean condition, and consulting the online Preparation Guide for valuable tips and insights before the session.
In cases where the property is unprepared for photography, the Concept Studio photographer may opt to cancel the session. In such instances, a 12-hour advance notice to Concept Studio is mandatory, or an additional shoot fee may be imposed. If the Concept Studio photographer arrives at a property that is not in pristine condition, the photographer will not declare the property not photo-ready but will shoot the property.
In circumstances where customers are dissatisfied with the photographs due to the property's unprepared state and request a reshoot, additional charges for a new photography session and travel expenses will be incurred. This requires the placement of a fresh order.
High-resolution photographs, crucial for your marketing endeavors, are available for download for up to three months following the photo shoot. After this timeframe, files are archived, and a fee is applicable for their retrieval. Please note that not all files may be recovered from the archive, underscoring the importance of clients downloading and safeguarding all delivered files. It is the customer's responsibility to download and save all the delivered files.
Express Bookings / Weekend Bookings / Transportation Fees
If a booking is to be conducted no later than the next working day a 50% express fee may incur.
If a booking is to be conducted during a weekend or National Holiday a 50% express fee may incur. Road tolls or ferry transportation fees may be charged directly to the credit card.

Weather conditions
Photoshoots are scheduled on days with favorable weather conditions. In case of inclement weather, rescheduling is offered free of charge.
Intellectual Property Rights
Concept Studio maintains the copyright ownership of all photos, videos, 3D Tours, Floorplans, and any products ordered, including Single Listing Websites, Imagery, and Virtual Stagings, as provided by Concept Studio and its photographers. We extend to our clients a non-exclusive, non-transferable license to utilize this copyrighted content for marketing purposes. However, it is imperative to understand that this license does not permit the transfer, sale, borrowing, or sharing of these assets with third parties. The authorized use of this content encompasses platforms such as MLS (Multiple Listing Services), websites, social media, printable marketing materials, and email marketing. When our photos are featured in magazines, newspapers, or other publications, attribution to Concept Studio is essential.
Written Consent: Any usage of our copyrighted material beyond the scope of the terms and conditions necessitates prior written consent from Concept Studio.
Compliance with Copyrights: Customers are strictly prohibited from uploading copyrighted material to Concept Studio's servers unless they possess the copyright or have the requisite authorization for such digital uploads. In cases where customers do not hold the copyright for a specific digital file they intend to upload, they must provide written proof of authorization from the copyright holder. Concept Studio does provide audio files, but these are limited to background audio use. Customers may not request or provide specific audio music for use in their ordered products. Customers accept full responsibility for any potential copyright violations and associated legal consequences should such violations occur.

Internet presentation
Digital Content Usage: All online images are the sole property of Concept Studio, and we possess unrestricted rights to employ these visuals as we deem appropriate. Properties that have been photographed may appear on our official websites and social media profiles, making them available for public viewing. In certain instances, your name and contact information may be associated with these visuals or property listings, and they could be discoverable by search engines. Concept Studio may also transmit your listing data to various real estate portals and websites (e.g., Realtor, MLS) with the intent of augmenting and broadening the visibility of your listings. If you wish to opt out of this, you may request that we refrain from sharing your listing data with third-party entities. It's important to note that we bear no responsibility for the operations and content of third-party websites, and we do not guarantee their accuracy, accessibility, or content. Customers are responsible for verifying that Concept Studio's presentation aligns with the rules and regulations of their brokerage, brand firm, and real estate association concerning listing and advertising presentations. You may be granted a limited, nonexclusive right to utilize the URL link to our website or any property on this website, provided that it does not cast Concept Studio, its photographers, or its other products or services in a false, misleading, derogatory, or otherwise defamatory light. This limited right may be revoked at any time, without the need for justification.
Floor plans
Our floor plans are intended solely for visual representation and serve as creative visual aids to assist potential buyers or renters in visualizing a property's layout. Concept Studio's floor plans are never produced with the intention of infringing upon the rights of the original architect. Given the inherent ambiguity surrounding the copyright status of property designs, it is the customer's responsibility to ensure that proper copyright credits are assigned to architects when required. By accepting these terms, customers absolve and release Concept Studio from any liability and consent to assume full responsibility for any potential copyright infringement prosecution. As floor plans are schematic graphical depictions, they are not guaranteed to be precise or accurate regarding dimensions or actual layout details. Concept Studio disclaims any liability for the correctness or accuracy of these floor plans. In the event of litigation arising from the use of these floor plans, it is agreed that the maximum compensation for any damages shall not exceed the total payment made to Concept Studio.

Watermark
As a company policy, a Concept Studio watermark/logo may appear on all delivered Photos/Floor Plans due to copyright.
All HD videos provided by Concept Studio can be delivered in these 3 versions:

Prepare for the photo shoot
We highly recommend that you arrive at least 15 minutes in advance to ensure the property is adequately prepared for the upcoming photoshoot. This additional time allows you to make any necessary adjustments, such as furniture rearrangement or cleaning, to ensure the property is in its best possible condition. Please ensure that all blinds and curtains on every window are opened. It is your responsibility to have the property ready for the photo shoot, as our photographer operates on a tightly scheduled timeline. This promptness is crucial to ensure the photoshoot commences promptly upon the photographer's arrival. For detailed preparation guidelines, please refer to the attached "Preparation Guide." Please be aware that cancellations or rescheduling of the photoshoot cannot be accommodated within 24 hours of the scheduled appointment. In the event you need to make changes within this timeframe, a rescheduling fee of $99 will be applied. Failure to attend the scheduled photoshoot appointment will result in the full charge for the photoshoot, necessitating the placement of a new order. Concept Studio upholds a strict no-refund policy, although we are more than willing to provide you with a credit in the event of order cancellation.
During the Photoshoot: We strongly advise that you collaborate with our photographer during the photoshoot to review and select the specific images for editing. This ensures that you receive precisely the photos you desire. The chosen photos will then be uploaded for editing by our photographer. In the event you choose not to participate in the selection process, our photographer will opt for the best images within the scope of the ordered quantity. Please remember that you have the flexibility to upgrade your photo package on-site with the photographer should you require additional photos.
Delivery Timeline for HDR Photos: If your photoshoot occurs on a Monday, Tuesday, Wednesday, Thursday, or Sunday, you can anticipate receiving the edited HDR photos within 24 to 48 hours. For photoshoots scheduled on a Friday and Saturday, the edited HDR photos will be delivered on the subsequent Monday.
Delivery Timeline for Ordered Add-Ons: The Virtual Tour Video will be delivered on the next business day after your photos are received. For Virtual Staging Photo(s), the usual delivery timeline is 48 hours following the delivery of your photos. Complex Virtual Staging Photo(s), which involve the addition of walls, flooring, and furniture, typically have a 72-hour delivery timeframe after your photos are delivered. For example, if you receive your photos on Monday, you can expect to receive the Complex Virtual Staging Photo(s) on the subsequent Friday.
